One last note....if as you depart Active Duty and it's determined you have the slightest disability through VA determination you can have future funding fees with VA loans waived....just a few thoughts, read up!

It will only cause issues down the line, as everything is routinely revealed during underwriting and through the various checks done.Certainly if you have a good relationship with the private lender you put yourself in better position to take advantage of any opportunities they may have.

This second time I used it they waved the % fee since I have a 10% disability which was nice as well.

PS: You may occasionally have to make accommodations for the elderly or disabled clients.

I routinely use my earned commission % as closing costs or just remove them all together to lower the price.

I had a vacant  unit that I was so desperate to rent out to anyone hat i literally had my property manager heading over to show it to a woman that had TWO Pit Bulls, Who was having "a hard time finding a place" that occasionally smoked (I don't have smokers in any of my rentals) and was on disability.
