I saw the whole, messy chain of this crap.  

Uneven floors, baseboards that don't match up, different carpets room to room and I could go on and on.

The damage is a combination of vandalism -( holes in the wall, bath fittings ripped out, stain on the carpet, refrigerator having to be replaced) and lack of response by the PM the property was vacanted without any inspection being carried out and the pile of rubbish and food which was left behind casued a build up of mould & maggots, which could have been avoided if the PM were doing there job!

I'm more likely to use wood and carpet with better tenants and tile/cheap stuff in the worst neighborhoods.I'm not a fan of the Pergo type flooring that everyone here seems to love.

Carpet in the upstairs bedrooms, recently remodeled baths both up and down stairs. 

Had to replace carpet, bathtubs, kitchen sink, new appliances , add ceiling fans.

Bedrooms carpet or laiminate depending on your market. 

Look for grandma's meds or pills she dropped on the floor, spiders, webs, etc.Hire in a professional carpet cleaner.
