I'm interested in purchasing a commercial property, and would like to do a 0% down and/or seller financed deal.I'd like to hear from those who have done commercial deals with creative financing -especially if you've managed to score a retail or office building this way (big or small).

Hi Sean - I know a guy at a local credit union who did some creative financing for me to help me out with a recent deal that I did.

I like the idea of something creative, so I'm open to opinions on it. 

Can anybody recommend an attorney who has experience working in the area of creative financing, such as owner financing, lease options, and Sub2 deals?

Closing costs on refinances/HELOC's can be lowered with either seller paid contributions or packaged into the loan (correct me if I'm wrong @Chris Mason) but you could do a number of creative financing methods to get what you want.

I was wondering is there any way to do a creative deal combining 'subject-to', seller financing, and a conventional loan?

Most of the incorporation paper work is available online and if you are a DIY person you can take these templates, adjust some of the language and probably ask a friend in law school to take a look at a high level to make sure there are no red flags. 

In my city most people work in healthcare, manufacturing or in corporate positions and I believe I could benefit from an online MBA here.

I'm still trying to figure out creative ways to make things work, but I haven't found anything worth the effort.
