Based on your lease this is the responsibility of the tenant and their insurance policy.If she is going to see you in court make sure you bring a signed copy of the lease.You should also not respond to tenant requests like this until after you review the agreement.You got her hopes up about reimbursement. 

You'll want a copy of each lease, does the landlord pay any utilities? 

Authorization: Applicant authorizes Landlord and Landlord's agent, at any time before, during, or after any tenancy, to: (1) obtain a copy of Applicant's credit report; (2) obtain a criminal background check related to Applicant and any occupant; and (3) verify any rental or employment history or verify any other information related to this application with persons knowledgeable of such information."

I send a copy of the water bill to them for proof and they either send me a separate check for it or add it to the next months rent. 

Did the seller sign your offer and hand you a copy?

I keep a hard copy for backup. 

Do you have a copy of the divorce papers/settlement?

Do any multifamily syndicators in here have a copy of their pitch deck/investor presentation that they'd be willing to share?

Have all parties sign and provide all parties a copy.

I upload all important documents to their portal so they always have access to them in case they misplace their physical copy.
