Duplex investment opportunity

I ran into a gentleman that has a duplex he wants to sale for $110,000 and it rents for $1400 a month. Should I ask the same questions as if this were a house? What concerns should I have about it? What would be the best way to try to get this financed? This would be my first rental if I could get it financed. Thanks for all the info.
