The skills can be learned and farmed out but many only want short cuts.Creative financing can lead to: ruining your credit for seven years, losing your job because you are constantly on the phone or have to travel to the location, being sued and having a judgment forever, causing death or dismemberment from cutting corners and the guilt that ensues, having the state or the IRS take your assets, angry heirs shooting at your windows... there are risks.Never do seller financing with someone in a protected class: (the elderly)  or anyone with access to free legal aid.This market will pass.

Hi Matthew,Seems safest to meet with the plumber after the unit is vacant.That way you won't get a surprise case of lead poisoning.As if the original behavior wasn't enough to make you want to evict him, now he goes and triples down on it with (possibly going to happen) threats.If it were me, I'd avoid the renter 100% forever, and have a couple of Police Officers escort me to the unit to change the locks when that time comes.

Readers are advised to seek professional advice.If an investor from another state, bought a rental in California using a CA LLC, only God knows why someone would do that, but if they did, would that investor be forever obligated to pay taxes in California even if the property was sold out of the LLC and only other state's properties were bought from then on?
