If you have this extremely valuable experience already under your belt owning 2 properties, why dish out a potential down payment for property number 3 over to a mentor or coach?

I finished a large rehab yesterday that had more go wrong than any of my previous rehabs (we have a fair amount of experience) but still only went 10 days over our aggressive schedule.  

While I was trying to be clear about not having any experience with you, I don't know if many people understand the fund of funds or co-sponsor structures and if/how they bring any value.  

Your post didn't sound like it came from a landlord with 25 years of experience, so I was pointing to the basics hoping it would motivate you to do some research.A quick Google search revealed numerous NJ banks that offer the convenience of opening accounts online.

@Molly JonesUnfortunately, many wholesalers that you meet randomly online are not very experiences or particularly skilled at what they do and often rely on bulk rather than quality so there is a high probability that they know very little about the property itself aside from the basic data that they obtained online through data scrapping.

It requires the borrower has significant experience and is very costly (in terms of rates/origination)It's generally really risky to do 100% financing especially if you are inexperienced.

I don’t have multi-res experience in DFW, but I have owned multiple rental sfr’s there from prior to the gfc.In this business, especially now, you may need to kiss a lot of frogs to find your prince/princess, or turn over a lot of rocks, or any other metaphors that you like.

You will build skills and experience in acquiring and managing the duplexes that will help you with real estate projects large and small.
