Your first deal doesn’t have to be perfect or a home run, but almost any decent deal will probably be better than paying rent for another 2 years while inflation continues to be on the higher than average side.

Play a little Moneyball, base hits score runs too.

My question is if anyone has an underwriting calculator they can provide or recommend to run deal analysis?

I have used this lease for 7 year without running into this issue.

Things happen with houses, and sorry to say, the world runs them down and they need to be refreshed every so often. 

For good measure they usually spray all the door and cabinet hardware too.

Can someone point me to a podcast, book or blog post about how to run your rental properties as a business.
