Renting out basement in single family home to a separate tenant

Hello biggerpockets,

I am trying to understand all the potential *legal* issues I can run into by trying to split a regular single family home that is zoned as such into essentially a duplex with 2 separate tenants, one living in the house and the other in the basement.

It is my understanding that this might be possible if I get the basement permitted as an ADU, but is otherwise illegal? However, it seems like STR-ing the basement on AirBnB might be a gray area as it is no different than renting out any other room within a house?

Has anyone done this? What issues have you encountered?
