Also, I'm starting to heavily favor negotiating for a home warranty coverage during the sale for investment properties since the warranty company covers (to some degree) many of the highest value systems of the house during the first year or two after purchase, leaving time to build up reserves.

Once you have sent the 3k its gone and you now have bought training materials.. then you must get a loan that fits their parameters and get it funded .Market is so tight right now that could be the challenge finding deals that have the equity coverage and will meet their valuations.

Hello Cass: 1) Proper Insurance - They provide the best coverage and terms but can be expensive. 2) Travelers - They recently added a "Homesharing Rider" to their basic primary/second/investment property.
