I can tell you from being on these board a while (1) those typical BP ratios do not work in high value areas such as LA, NYC, Wash DC, etc. and (2) people invest in those areas anyway, not for cash flow as much as the anticipation of appreciation.

I wouldn't waste my time (which is what you will be doing) if you don't get both on the same page.Even is the hubby is the only one on the mortgage - she will wield a lot of influnce either way.Spend your time talking to the sellers together and once you have her on board - then you can start with the permission to talk to the bank etc....Trust me on this I have wasted a ton of time dealing with couples where one of them is not on the same page as the other and it normally is a complete waste of everyones time.Time is $$.And if you think that there are no good opportunities in Houstan TX - then you are not looking in the right places - I woudl focus on finding more deals.

There was also some work to be done on the band board, and flooring in the area - as the chimney pulled away from the top of the house it was actually pushing in the base.

., being a first time investor I feel like I am being too jumpy and want to buy this property now but part of me is trying to be realistic and chalking it up to a "to good to be true" moment.I mean in all honesty if there was another investor in the area why wouldn't they have bought it up?
