minor renovations needed - painting refinishing hardwood floors adding new appliances What was the outcome?

I have seen some potential properties, however most of them would need some form of repair ranging from installing new flooring to repairing water damage and potentially more.I'm wondering how a recession will impact construction costs?

Stuff that is easy to overlook are bad drainage from the house, too many trees, bad concrete outside - that stuff will murder you.

On my first deal, one of  the biggest mistakes I  made was not having any idea of how important floors and foundations are.

Have the GC tell you what time frame he can complete the project in, and then draw up your own schedule showing the milestone completion dates (demo,plumbing rough in, cover up inspection, flooring, tile, top out..etc...) 

The floor plan and appearance is much less important than how the property will perform.

And as it turned out, that junction location in the bathroom was a separation point, where I could at least separate the circuit almost in half, with a new wire run that is (second floor unit with a tenant below).

How old is the roof, the water heater, hvac, appliances, flooring, siding, etc.? 

This is based off of the owners description and a few pictures of the inside which shows some beat up kitchen cabinets and some rough looking floors.
