I'd also say depends on the interest you're getting already, or expected interest/foot traffic.  

These companies all have commercial brokers so you won’t be talking to them directly and things you will need to know are are job growth, demographics, current vacancy factors, how is property zoned, etc. if it’s retail or food they will want to know what stores gross in the area, what are traffic trips etc what is rent rates in area ....In today’s market - small town areas see very little development as office and retail are struggling nationwide and are only successful in newer mixed use developments or established areas.

If you are trying to secure land, hotel investors will look at many items such as visibility, average daily road traffic, performance of existing hotels in the submarket. 

You need a Zoning Variance and depending upon the specific street traffic & parking you may/may-not get a favorable hearing.

I am a very hard worker (stay late twice every week to avoid traffic) but I want to be a smarter-harder-worker doing something I will feel is giving me a better return on my time and effort.

Exterminator says there is a ton of mouse traffic and is doing whatever program they sold me.Am I entitled to, and should I even, request the tenant pay these costs?

You need to be able to convert your traffic into leads as well!

We care about pleasing your traffic, not google.

Honestly this has gotten way more traffic than I expected, and I'm here for that since I've gotten more than I asked for.

Then fight traffic on the way to and from work.
