I know interest on a car loan is relatively cheap (assuming your credit is decent) and that HELOC is a variable product.

The property was bought by syndicating capital from sophisticated and accredited investors using SEC rule 506d.

Every project, I learn something new (Either about the business of contracting, financial products, Title companies, Tenant screening, and the City).

I've done this with 3 properties now and I always get multiple qualified applicants, willing to pay slightly more to me (vs. another landlord) because of the service and quality product I deliver.

However, it will all depend on the sophistication of the investor...

I hope showing both sides of the argument is helpful; I don't think people telling you what to do is productive.
