Pricing your unit at or just below market rents will get you your pick of tenants. 

It's even better if you have a standardized list of finishes picked out, this will save you a ton of time. 

I'm looking to pick up a couple more rentals there this year as well.

When it closes I'll put it in the success stories area and hopefully I'll have a lot more deals coming as a wholesaler for those of you who are flipping and or holding.My strategy is simple.

I picked up one or 2 nice items that I added. 

I just started investing about 6 months ago and picked up my first rental typical 20% down conventional mortgage.

There are a couple of select neighborhoods where you can pick up a cheap house that needs minor rehab for under $100k and rent at around $1500/mo to students.

This was good for me because if there were any major issues the Inspector and Appraiser would pick up on them and require the seller to fix them before they would sign off for the property to be financed through FHA.

I could be wrong and that could be to simple but I'm not a pro but that seems about it.
