My first move might be to just instruct the tenants on how to pay and wait 30 days to see how much they're paying.

We are always very cautious in stating square footage due to the potential legal exposure for being incorrect I will always rely on the Tax Appraisal district information unless the seller instructs me otherwise or I know 100% for certain that the number is incorrect.
