Almost all of the risk is taken away once you get low interest long term financing and as long as you hit your numbers and plan to reinvest right away you do better with upside if you are buy again then you have more properties getting the appreciation (and cashflow) if the market keeps going up.

The law views an LLC as separate from you personally, as long as you follow a bunch of rules (ie, don't "breach the corporate veil").
