There's not much hassle involved at all with getting a HELOC.  

Get a lawyer involved and begin the eviction now to protect everyone's rights.

They have been diligently depositing the rent check into my account on the first of every month.

Plenty of other opportunities elsewhere, my clients are involved in institutional grade properties across the country. 

They were involved in state and federally funded projects which are fairly complex as they can have multi-layered equity, subsidies and financing.
