Houston squatter - Acres Homes - 77088
Good Evening BP Members,
I am trying to help out a home owner in a stressful situation and was wondering if there was any advice/thoughts on a buy and hold investor in the Houston area for this situation:
Owner has a squatter in the home who refuses to leave. He wants to sell the house, but wants to sell the problem along with it. The owner's son put in a tenant with no lease and was getting paid directly without the owner getting any money.
The tenant quit paying the son and continues to stay there without paying rent. The owner got to view the property a couple weeks ago and they squatter is actually taking care of the property, like it's their own (according to him). Said it was in really good condition on the inside.
With what the owner wants to walk away with/owes in taxes/my assignment fee, the price is still 60 cents on the dollar, but you are buying the squatter.
Are people willing to buy a house with a squatter, knowing it could take months to get them out?

@Matt McConkey The eviction process in Texas is pretty simple and doesn't take months. The court order can come down within a few weeks and then a constable comes to kick the tenant out.
There are eviction companies that specialize in this sort of thing. They'll take you from the initial notices, through the court date, and to the constable coming to clear out the tenant. It will cost anywhere from $500 to $1000+ depending on how intransigent the tenant is. You can google "Houston eviction companies" to find one.
I'm assuming this is a property you're interested in. You should speak with someone who is familiar with Houston to find out everything you can about Acres Homes before you invest.
