Be cautious and careful in regards to that.

Just seems dangerous with fair housing laws, as really all I can tell from your photo is what race you are.The only time I'd consider a family vs non-family is if the other offer was similar but from some out of state investor group or something, and even then it would be the weight of a single hair on those balance scales. 

This was somewhat in 'story format' going all the way back to my grandfather investing in the 70s in the silicon valley up to the fact we have managed our own businesses for 2 decades, and our past experience with rentals, pictures of our current places (we take very good care of them) including things like the fact that our vacancy runs less than 2% but we still figure 5% into our projections to be conservative.

Is the strategy of wholesaling lease option contracts within real estate guidelines if the investor doing the wholesaling is very careful in the marketing and execution of the process to emphasize he is only selling the rights to the lease option contract and not selling the property both with the property owners and to the tenant buyers and also clearly states he is not a licensed real estate agent?

I take care of our taxes so I knew we were getting cash flow every month and could see our equity growing but never really thought much more about it until I read the book. 

I know your probably not exeprinced at this.. and I am happy you posted this.but this person is just out to suck money out of you and never fund.. 95% of lenders on Facebook are frauds frankly.. its really tough on the good guys.Lindin same thing.. and BP has there share of frauds.. so be careful.

Or since they insured the title I shouldn’t really care if they haven’t finished up on their end and just move along and close on the refi?
