You are lucky you are on the owner-side of things since that means your property is worth that much even though it produces that low of CF.

Our regular insurer, State Farm, does not do such coverage anymore, and after checking with several well-known national carriers, I found only one that offered it, but the lead agent couldn't be bothered to put the details in writing in an email.There must be companies that specialize in this kind of coverage, I figure, and there must be other property owners in a similar situation who have such insurance. 

It take hours to put that stuff up, and had to be a while getting it down.Just my 2 cents. agreed. probably happy to sell it back to the owners too!

If something urgent does arise, it helps to have a local STR manager that can handle it for you rather than larger national companies like Vacasa and Evolve - that tend to be notoriously bad at handling issues for owners.

@Milos Andjelic, what are you and your team administering to get in front of distressed property owners and build rapport with them?

The interest rate you collect IF an owner redeems is fixed when you buy the lien. 

The requirement is that you must intend to occupy for 12 months and can only purchase one HUD home as an owner occupant every 2 years
