Hard Money, Helocs, and other jazz

Hey Y'all!! 

I have recently come into a few deals that have made me aware of holes in my product offerings. I just wanted to see if you guys were having the same issues, and if you have suggestions. 

- Hard Money offerings. Pretty much exactly what it sounds like. I have numerous things that I could close fast, I just don't have relationships w Hard money lenders. Is that something you guys have, or do you refer out? 

- Robust HELOC offerings- I have a good offering for HELOCs, but run into the standard hang ups of HELOCs on properties in LLCs, or HELOCs on investment properties. What do you guys do on this?

Just looking to hear what you guys have going on, and learn.
