Mike thank you for the reply, the gamble is whether the 60K houses would drop significantly which I believe not. 

My wife and I are both super passionate about getting started and look forward to all the adventures and learning experiences it will bring.We are currently in the due diligence period for a triplex, Lord willing we will close on it on August 1st, 2018.

I'd love to be able to find a deal this summer and start my house-hacking adventure. 

Looking forward to equity is one thing, but anticipating appreciation is tantamount to gambling.

We have been out of state landlords before on accident because of a move, but had a great experience and hope this is the start of a new adventure.
