That said, I've spoken with several investors this year who got googly eyes buying small MF on the West side for $30k/unit...dumping $30k into the renovation...and then discovering the actual market value is $25k/unit.

Once we discovered ours, we decided that the Multifamily real estate made the most sense (and it was something we had always wanted to get into) so we thought why not just start now.

Well it took you several months for you to uncover the issue....how was it then supposed to be discovered in a couple hour time frame from the inspector?

The tenant moved out a year later and I discovered the paint had to be completely redone.

@Jason Dalka Interesting that you mention Short North...I just saw an anniversary article about how the Short North Posse was the last gang with a stronghold in the area...the cops smoked them out and it was a 2-year effort to arrest them all after they relocated to Italian Village/Weinland Park.I hear you on the Cleveland front...I am pulling for the city to make a recovery (same with Dayton), but the driver for sustainable transition is yet to be discovered.
