He coached me through the whole process, and we made a competitive enough offer to lock it down the day after it listed... and the property appraised at exactly what we offered.

We already had 3 large bedrooms & full bath upstairs so we added an ensuite laundry.BUT a 3.5 car coach house was added beyond the old garage with a 15x30 games room also added above the coach house.

I did 8 deals my first year, and maybe made $40k, this was with high end coaching from my company and even 8 deals is considered really good.

Your next step is to either partner with someone on a deal, get a coach to help you do a successful deal, or jump into a deal on your own.

I know he also does bus tours & coaching also.

If you're looking to simply liquidate and prefer short term, give him a two year note, coach him on increasing credit worthiness, and force him to refi at the end of two years, with a possible one year extension with an associated fee.Good luck!
