What duties do you think they best serve investors or in the real estate market?

I recently closed on a contract on a half duplex in a solid appreciating market.

I live in California so this housing market is not very beginner friendly.

I would double my initial investment even after capital gains taxes.

At this time, we do not allow builders to market any more ground up construction projects (pre-construction) as we have been made aware that there are significant delays in the construction industry.

I sold my house a long time ago in a bad market in 3 days because I had built a shower to die for.

I'm very interested in creative financing options with sellers as well.Right now I'm using propstream to help assist in data collecting to focus on off-market deals. 

While I have the funds for the down payments, I’m in need of approximately $30,000 to cover the rehab costs for these properties to get them in market rent shape.I’m exploring various options to secure the necessary financing and would greatly appreciate any advice or recommendations on the best ways to obtain rehab funds.

I am interested in Belize due to research I have done and the current market expanding.

Are there any seasoned RE agents/ REI that have experience with the Philadelphia/ DE markets.
