If the market moves against you, it takes too much capital to fix it.Contrast that to this scenario:  let’s say that the acquisition loan was 60% LTV originally, and after a market drop of 30% the loan is now 85%.  

@Thomas Farrell The BRRRR strategy can be effective with $400K in capital, especially in a market like Augusta, GA, offering affordability and rental demand.

We purchased 133.7 acres January 20th of 2024, we then proceeded to subdivide 4 building lots, ( two 10 acre lots,  and two 2 acre lots)  which included costs associated with septic testing,  survey & subdivision, and property maintenence required to market the building lots.

I mainly am curious how people have raised capital for their first properties. 

@Kenneth Tiedemann if you're investing in San Diego, I've had good experiences with easy street capital and aqua funding.

Best approach for raising capital is to solve someones problem.

Or the developer can close on the land at risk but they have a lot of capital when that's the case.  

Blue Gate Capital strung me along until very close to closing and almost cost me the deal.
