A couple of them are partners are law firms or public accounting firms, one is a smart lawyer at a small ish law firm but not a partner....A controller, base at $230K, 30% bonus and RSU....A recruitor called yesterday with a sr finance manager position base at $180K + bonus + RSU, and said can maybe stratch a bit more.... that is only a manager level....So personally I know 4-5 of them making $700K ish...

All cases revolve on paperwork and evidence.It is amassing to me how many landlords go to court expecting to win with no evidence simply because they believe they are right.Better luck next time.

Assuming you derive your monthly income from investing cash flow is necessary where as appreciation is simply a bonus for having invested in a smart income producing property.The strangest thing about most appreciation investors is that they usually never realise their gains since they are reluctant to ever sell and can not pull out cash due to the further negative impact on cash flow.
