using non performing note tape to find motivated seller

Hi guys I don't know much about non performing note I've listened to severial podcast and did a little research on the mater. Do you guys think using data on a tape will find motivated sellers to mail to.

I could, but if you have the tape then why not try raising the money to buy the tape, then rehab the notes? If they are first position then you should be able to buy then from 40-60 of the face value and you can work out terms with the homeowner to keep them in the home!! Win Win!! Plus your return is very passive once you set it up and to service a note is much much less than servicing a rental or invest property itself. Just an idea. Happy Hunting!
