I would like to learn about analyzing, purchasing and managing larger Multi Families and or Apartment complexes.Can anyone recommend any self learning books or courses...preferable audio format....that I can study to get my feet wet.Thanks in advance

Moving from a hand-on to a completely passive experience also has learning curves, but I assure you it is much easier once you have been in the mud yourself.  

I prefer class B properties which usually require clean deals.

What factors can I take into account that may assure me I would be ok, is there a population or statistic?  

I'm trying to stay east of 65 but prefer east of Bardstown Rd. 1000-2000 sqft 50-200K purchase price. 

I would preferably like to talk to someone who mad the transition from residential into commercial.

NLR is desperate for housing and would pay pretty well with some assurances that would be good for an investor.
