You can always use a cheap option like LegalZoom or go to a local attorney for a more specific entity. 

If funds are going into passive deals, then you're probably looking at low/mid-single digits (unless borrower/deal is questionable) which isn't anything to get excited about.Have you considered partnering with somebody who operates and a more favorable market or looking at being a passive investor in syndications?

Now, the challenge is when I have multiple clients looking for the same thing - that is a more likely scenario to happen, and this is where you can run into an ethical dilemma (depending on how you handle it). 

It is not necessarily the right decision, and even if it could be, there are ways to do it smarter and ways to do it in a more risky manner.

If you like them, see if you can find a compromise where you increase them significantly but still slightly below market so they're still living at a more affordable rate than they'd find elsewhere.
