Real estate can be very rewarding, but is is a mountain you must climb to achieve your goals.  

Maintenance costs and preparing units between tenants can be achieved at a nominal cost. 

I would like to add value to the property as well but overall is the cocr is my main focus with cash flow. with the funds, I have to invest, what would be my best bet to reach these goals and to achieve the end results needed?

I would like this group to be a area where we can learn, brainstorm, partnership, share advice and encourage each other to achieve our goals and then exceed them beyond our imagination.

There are certainly ways to screw it up, but there is also a very wide avenue to achieve a basis step up in the underlying assets.

The best way to create a roadmap to achieve the level success you desire is to have clearly defined and measurable goals.

Write down what you want to achieve through RE, identify the type of property you want to pursue (single family home, multi family, mobile home, commercial, etc) how you will pursue (wholesale, invest, sell as a realtor, GC, etc), strategies to building wealth through your prefer methods, and the time frame in which you would want to accomplish those goals.If you haven’t already, start listening to the BP Podcasts, literally hundreds of hours of helpful content (start with ep 1).
