We as buyers just remained patient and waited out all the issues and they arose and resolved on almost weekly basis lol.

Right now, I am cruising through the basics of real estate investing but in the coming months, I will start to dive into deeper subjects so please be patient if I reach out with a million questions. 

I had a high paying job but half of my pay was based on patient billings, aka commission.

Be patient, network hard, increase your education, and find off-market opportunities.

Most of the suburbs where I work (Oak Park, Forest Park, Berwyn, etc) have a lot of 2-4 units, so it is possible to find good deals if you buyers are patient.

The deal would have to cary itself with 35-40% down and have 20-30% upside once we have completed repositioning the units over a couple years.I'm patient, experienced, and a very engaged investor.

@Lorraine Pennington There are plenty of patient investors, but they are definitely outnumbered by the impatient.
