Rental Advice for new investor

New investor in the real estate world looking for advice.  My gf and I got into our first house 2 years ago and are now looking to buy a rental.  We have 30,000$ in equity on our home and are willing to spend 10,000$ of our own money(if needed) on (renovations/downpayment/whatever is needed). Our plan is to buy and hold, but just don't know which way to go.  Do we be patient and find a home we can use the brrrr method on? Do we just find a home that's move in ready, put a nice downpayment on it and take cash flow ? Do we be patient let equity build on our home  and keep saving money?
