well,first off -it's a workaround. technically not against the rules, but sort of against the spirit of the rules.

You can probably still make some sort of commission if you broker the deal, I recommend reaching out to a small business attorney as they'll be more familiar with this.Did I understand the situation correctly? 

You can just tack this onto the sales price, and it will basically be baked into the loan for the buyers so no one is coming out of pocket for it (sort of).
