It's self managed by the current owner.

I think that no matter what you're doing, if you know your trade, and have confidence in your abilities, it doesn't matter what your gender is.

The trailer is rent ready 3/2 no money will be needed to repair only to furnish rooms and living areaI already have a rental that i rent the rooms individually that i receive 1200 gross monthly rent with bills included but self manage. 

You can setup a self-directed IRA and buy real estate with it, you can use financing and the property your IRA will buy will be used as a collateral for the loan.

Luckily, I’m very confident, so I have no problem saying I’m new or starting conversation with strangers. 

Lastly if you are not self managing interview 2-4 property managers and definitely ask for references and call them.

Unless you are supremely confident in understanding the requirements of the foreclosure process, hire a lawyer.
