Buying this place and 10 lots seperate. Hes asking 35k for the 10 lots plus im offering myself 35k for this property both with 20% down. this is already a rental that he is renting at 650 plus bills. He is willing to owner finance. should i offer a lower down payment? The trailer is rent ready 3/2 no money will be needed to repair only to furnish rooms and living area

I already have a rental that i rent the rooms individually that i receive 1200 gross monthly rent with bills included but self manage.  Any advise would be appreciated
