I don't do sales because my talent is not in social interactions, but the advice seems to be gospel among those that do sales successfully.  

One operation I contacted is projecting a return of 200k (100% return in 5 years) which seems surprisingly good.

However, TBills are paying too well right now so I've got money in those and iBonds averaging 5-7%/year, so paying off the mortgage doesn't seem wise. 

Staging doesn't really seem to be a "topic" in the classified section of BP. 

That said, it seems to make sense conceptually, so I'd be interested in more experienced opinions.In a nutshell, we're thinking of taking out a HELOC on our home, buying a piece of land, building the shell of a house on it, renting out our primary residence, and then going to live in the shell of the new house as we build it out into an off-grid homestead property a little at a time.

The first 6 months or so there were quite a few maintenance items that popped up, cutting into that monthly cashflow but as of a couple months ago the property seems to have stabilized. 

Combine that with rising mortgage interest rates and these properties seem to be currently in freefall.  

Seems strange they would put on a TK investor. 

Seems like it would eat into your bottom line.
