I'd probably try something like 'Hi Tenant, received your latest rent check which came from 'On behalf of Tenant' and wanted to confirm you were aware 'On behalf of Tenant' is paying your rent?

I’m trying to build momentum so it looks like hard/private money and/or equity deals is going to be the sweet spot for that, i’m just trying to avoid putting 20% down with a conventional because i’d still like to have reserves for my other rentals as I grow and I want to have as little money of my own in the deal as possible.

You need to ve prepared for high CapEx, the "rehabs" in the area are really bad.I would recommend going standard not FHA, and gave a good cash reserve otherwise you will be in trouble
