Normally title work begins when the Buyer's agent receives an email back from HUD showing acceptance of the contract and EMD.

I am working on trying to put together a deal on a multi family building and wanted to get some feedback on how much extra I can pay for a property in exchange for receiving seller financing.

Once you receive an approved building permit, and at the last minute decide you want to extend the porch a foot out, or add a covered deck, what would the typical process to do so be?

It may not have been received well, but I would almost guarantee you are the only guy who is going to do that, I would stay on them.

For example, anyone who receives a 1099 from you corporation would be subject to social security tax. 

We will be asking many questions and hope receive as much information as possible.

So if you spend a thousand dollars a month on direct mail, you should be receiving at least $10,000 worth of business per month back from that campaign. 

I've had ceiling fans in all my rentals - I've never got a call or had problems with them - except for own - which had a switch go bad and was easily fixed for a few dollars and about 10 minutes -  In fact  - I actually did receive a call about a fan once - a tenant of mine wanted permission to install his own fancy fan that he received from his sister - he said he would leave it in the apartment when he left  - It was a really nice fan - so I went ahead and installed it for him and when he left, true to his word - he did not ask about the fan or indicate that he wanted to take it with him.
