Narrow down what it is your looking for and don’t send the agent something that does not check all your boxes.

If CoC is your only mark, that's extremely narrow.

They should be able to help you narrow down a location based on what type of neighborhood you're looking for, price range, and distance from work.

I've searched FB and found 30+ and need to narrow that number down. 

. :) ) Hey JaredGreat questions; all of them.I would answer you by saying now that you have the ranges, narrow it down with specifics by going to your team (you must create your team if you don't have one) and letting them give you their numbers based on specific houses. 

I then sort and filter to get to narrow down the list to what I want to see.

By narrowing your search early on, you'll have a better idea of what you’re looking for, and you can avoid wasting time and energy visiting properties that don’t meet your needs.

Best place to start is by narrowing down to 1-2 markets to focus on, then get to know them very well.Generally speaking all markets have a top handful of brokers that control most of the deal flow.

If listing a home for sale and rent and you receive multiple lease applications, then narrow it down to 2 applicants,  then ask for them to pay a fee for background checks and they look like great tenants, but then someone wants to view the home for purchase and now the seller wants to try to only sell the home, should the renters get a refund on the background check fee? 

It seems to me that you already have some clear criteria, why not start by narrowing down your list to metros that meet your weather criteria?
