Nor do I see lending being affected like 2008 because real estate lending was the major culprit, and banks had forgotten how to underwrite.

You can’t know where an eventual buyer will come from from the overwhelming majority will be looking on the mls.

Some tenants would be late on the water bill for a couple month and receive shutoff notice and one of them is 3 month late now and I still don't see shut off notice when I check online.

I see I made a major deficiency in purchasing my current property with the age of the key items, e.g. gas furnaces, water heaters, washer/dryers, refrigerators, stoves, plumbing, electrical, etc.

Once you have a property under contract have it inspected to determine the current condition and life expectancy of all major components and appliances.  

@Ed Emmons these days a lot lot of analyzers can be found online and you should be able to get very good results rather than using 50% rule which is very vague and does not work in all markets and all assets.

Seems simple enough to do online these days, but having an attorney help you on the first one makes a lot of sense.

Major difference in those two options.
