We do have some small sachets here and there hidden that absorb smells.

I have no advice to give, but there are definitely a lot of gems in this post!

@JC Leach every building I’ve ever bought has had some hidden deferred maintenance/ unexpected cap ex issues that came up in the first year of ownership.

From my experience some of them are much friendlier and willing to work with you than others and you may have to spend some time sifting through their data to find the hidden jewels.

All problems have one thing in common, the solution is always buried in the problem...hidden in plain sight.

Plus different people look at properties differently and someone might pull up a gem that someone else just didn't "see."

This is a great area to invest in and there are still many gems out there. 

I'd sit on it until late Q3 CY2016 and see what comes of it.If they're operating in Malvern, PA, I'd expect to be able to find some publicly available information about them, though the actual company name seems well hidden (* Red Flag *).

After adding a lot of pretty to the dirty gem, I'm in a position to use it as my first investment home.
