Do not, however, attempt to do a sandwich lease option... they can be extremely messy and extremely dangerous (after doing this full time for a while I wouldn't even consider doing one myself).

Your best hope would probably be for the seller to attempt a short sale with the 1st mtg cooperation/approval, and get maybe 10% of your UPB.

First I want to say I'm not looking at buying a property next week (or month), but I am looking at the future.Nevertheless, I'm looking at two directions for my next move.I can stay with rentals and trying a SFH, or attempting a rehab.With a rental I will have more experience with it as I've just closed a duplex.

Starting later in the refi process may mean they are not sufficiently past some credit issue or in the end they are attempting to refi a note in default which becomes even harder to do.I suggest that #4 sees the bank, understands where they need to be to qualify, what principal reduction would be required, if any.Can't go much further without specifics, but that should point you in a direction to begin with
