Can anyone post an itemized budget for a spec home?

This week paint, replacing doors, install kitchen counter top granite and a bunch of other misc items. 

First and foremost, this is very delicate stuff legally. 

What items are missing?

The down payment reserve account is fully documented for the borrower via a security agreement and is shown as a line item on the HUD closing settlement statement.

In my experience, VA appraisals aren't any more stringent than FHA appraisals, but VA appraisers WILL generally look for repair items in addition to the appraisal.

You deduct interest paid if you itemize.

I've encountered these types of nit-pickers before, and they usually don't complete the application.And you have to be delicate sometimes because you don't want to be (or be accused of) acting in a discriminatory manner.

In addition to a couple of the items mentioned above, I also use Chase QuickPay if possible (free for tenant and me) or PopMoney (free for me and free for tenant if their bank partners with PM).
