I'm about to graduate with a BA in Criminal Justice at SDSU and I want to be fully submerged in real estate investing right after the semester ends (17th of this month, dec).

I'm totally unfamiliar with this but from anything I've been able to find with google these fees sound outright criminal.

Showed up nicely dressed, nice car, with good credit score (husband), and no criminal record.

If the consultants are required to register and have failed to do so, they are subject to criminal penalties of up to a year in jail and fines ranging from $1,000 to $25,000 per violation.

There are criminals waiting to pounce (at least in my area)- Make sure the signs are posted the right side up before zipping them to the pole- My 48" zip ties are not long enough for the thickest wood poles, but they work for most everything else- Bring clippers next time to clip off the excess part of the ties.- I couldn't read some of my signs across the very wide streets (about 30-40 feet away).

Real estate doesn't know whether it's improved, distressed, owned by a criminal or whether the owner is alive or deceased.

I am currently in a situation where an HOA I am part of is trying to put in rental screening into CC & R 10 years after I purchased it... things like can’t rent to people w criminal records, can’t rent to people without any prior rental experience etc...Well, that criminal records, for one, is against HUD rules...I am talking to a lawyer now, but wanted to see if anyone on BP has similar experiences and how to deal with ..Thanks

Any feedback on this is appreciated First off, advertising / posting for investors is highly regulated at both the state and federal level, and violations of those laws can be criminal.

Same for if you have a trusted PM to run the project. check with your state constractors board.. in CA its criminal and in Oregon you will get shut down and fined..
