Absolute must to have a licensed GC for a flip?
Finding a licensed and insured general contractor has been an on going search for a couple years now. The bids for the licensed guys are way too high but found a couple of crews who are insured but not a licensed GC. I've done 15+ flips but it's a crew that I manage and i'm really looking to scale up my business (would like to do 8-12 a year).
