It is a lot of money without any guarantee of getting a job afterwards.At the end of the day, I think college provides a great opportunity to learn and meet people who may one day become your business partner.

None of those are guaranteed but the probability for risk associated with them is inherently higher.

Or you can charge a guarantee fee and put it down in the lease.

If a lawsuit is filed only the assets in the LLC (the house) are at risk and your personal assets have some protection.Most lenders will ask you to sign a form that says that you will personally guarantee the loan even if the duplex is owned by your LLC.

@Josh Shneyderov I have sold vacation rental properties and other properties with rent guarantees.

If I were to sell a partial or whole note I would offer a guarantee in order to hopefully make up for the fact that I service my own notes.

I have a lot of motivation a guaranteed income and an overwhelming desire to be successful; i know that  inst much.

The money is lent to the QI secured by the property but guaranteed by you.Issue number two - They're still time constrictive. 

I can't guarantee an appraisal outcome either way, but I'd probably just be more inclined to order a new appraisal than spent ~$2k on unnecessary repairs.
