1031 Exchange For Retroactive Purchase?

Hello,

This question is probably a stretch. We are getting ready to sell a rental property in a couple months (waiting for the lease to finish). We would like to do a 1031 exchange to purchase a multi family property. In the meantime we have found a couple multi family properties that we are interested in. If we purchase something now, once we sell the single family in a couple months, can we still somehow do a 1031 sInce it was purchased in the same year?
