I have been reading blogs that other have started but I wanted to ask for a step by step to getting this first deal done.Here is what I have going on:I have been doing a direct mail marketing strategy and have gotten a few properties under contract.

By asking if you can wholesale it says you want to pass a contract for a fee, if your intentions are something else, you can say so as you really wouldn't be wholesaling if you are simply assisting her (which, IMO, is where your duty should be).You said she had no equity, but worth 90 minus 15 is 75 and her mortgage is 70, that's 5 k in equity, settlement costs will eat that but she has equity.How did you get your rehab costs, what is really needed, I could do a modest kitchen rehab, change out all the flooring, interior paint, and do some outside work for less than 15K.

Since I stumbled on Bigger Pockets, i have been doing a lot of reading around the forums, and the blog as well as listening to the podcasts.  

You can cover them with a mirror (as was Brandon's suggestion in a blog post) but you can only do that so often. 

Almost any brokerage will have fees associated with your employment.I wrote a BP blog post about the fees associated with getting my license in CO.

It was kinda a modest hassle to set up this LLC from what I recall(did it 3 years ago).Thx.

I have a modest income so cannot afford a big $ big name attorney at this point.  

I live in Tulsa, where we've always seen modest, healthy growth and never really experienced huge, unsustainable jumps in real estate values.
